Before we try to find you the perfect house, we’ll brainstorm and prioritize a list of all the features you want. We’ll start with the basics including style of house, size, number of bathrooms and bedrooms, desired neighborhood, and so forth.

Then, we’ll discuss the items on your dream list such as walk-in closets or a large wooded lot. The goal is to find properties that meet your essential needs and have as many of the extras as possible. We’ll then show you all appropriate homes that are available regardless of which real estate company has them listed or advertised, and give you the facts on past appreciation rates for neighborhoods.

John Paden knows that every home isn’t for you. That’s why we take the time to learn about your dreams and interests. We use this information to pre-screen properties for you and make the process of searching for your new home as rewarding as possible.

Completing Your Transaction

We offer all other services you’ll need to complete a transaction – starting with financing. We’ll explain the various forms of financing that are possible, show you which loan amount you can qualify for, and give you an accurate estimate of the total cash required to purchase. We will show you how it’s possible to buy a home with little or no money down and help you get the lowest interest rate on your mortgage, perhaps below the market rate. Even if you have poor credit or past financial trouble, we can show you how it is possible to buy a home.

Once we have the financing in place, we’ll then help you negotiate to obtain the best possible deal for any property you want to buy. We also help you obtain and negotiate all necessary inspections, and walk through the home with you prior to settlement. We will, of course, attend the settlement with you and explain all purchase and other closing documents before you sign.

Throughout the entire transaction, from start to finish, you will hear from us on a consistent basis. We realize, if we keep you informed all along the way, it will help make your real estate experience as stress-free as possible.
