The Pre-Listing Period.

  • study your Comparative Market Analysis

The Marketing Period.

  • install yard sign, lockbox
  • enter data into MLS
  • suggest repairs / fix-ups to get property in top showing condition
  • contact targeted REALTORS® by phone / brochure / other
  • After the property is shown we will follow up with the REALTORS® and then share all feedback with you.

The Negotiating Period.

  • you receive an offer to purchase
  • We prepare a net proceeds sheet to show, in dollars, what the offer means
  • you accept or counteroffer
  • when both parties are satisfied, you sign contract

The Pending Period.

  • the buyer applies for a mortgage
  • the buyer arranges a professional home inspection (if part of contract)
  • an appraiser inspects the property on behalf of the buyer’s lender
  • a termite / moisture inspection is performed within 30 days of closing
  • you complete any repairs requested in the contract or resulting from the inspections
  • the buyer has a final walk-through, to ensure that the property is in the same condition it was when the offer was made

The Closing.

We will provide complete, professional closing and settlement services. All documents are signed, the transfer is recorded by the closing agent, and funds are disbursed within two working days. (Recording at the courthouse must be done prior to the issuance of the seller’s proceeds.)

Importance of Pricing

To sell your home, we start with pricing – which is 80% of marketing. There are four reasons to price your home realistically.

  • 1ST – TIME. Pricing your home at fair market value increases the likelihood of a timely sale with maximum monetary return.
  • 2ND – COMPETITION. If your home is not competitive with others that buyers have seen, it will not sell. Buyers typically look at homes within a $10,000 price range. If your home is not priced within the correct range, it likely will not be exposed to its targeted buyers.
  • 3RD – REPUTATION. Overpricing causes homes to remain on the market too long, and buyers become hesitant to make an offer, fearing “something is wrong” with the house. Homes that are on the market for a long time often sell for less than their market value.
  • FINALLY – INCONVENIENCE. If your home doesn’t sell promptly, you can end up owning two homes, the one you’ve purchased and the one you’re trying to sell. This can prove costly, worrisome, and inconvenient.

Marketing

Once your home is correctly priced, we will expose your home to the greatest number of potential buyers in four main ways.

First, we network with and market to other top agents, because the vast majority of all transactions are handled through professional REALTORS®.

Second, we “target market” to determine who the most likely buyer will be, because they will pay the most money.

Third, thanks to our large listing inventory, I receive continuous calls from qualified buyers, many of whom may be interested in your house.

Fourth, we develop additional buyers by performing specialized work, such as writing newsletters, maintaining computerized mailing lists, and through up-to-date call-capture marketing techniques.

Preparing Your Home

To get top dollar and quick sale, we’ll help you prepare your property so it’s in top notch condition.

Since most buyers are turned off by lack of cleanliness or odors, we’ll eliminate offensive smells and make sure the house is clean. Paint makes the whole house smell clean and look neat, so we may want to do some painting. We’ll also remove clutter to create space and make the house look larger.

Since your front yard immediately reflects the inside condition of your house, we’ll spruce it up too. We’ll trim the trees and remove parked cars so your house can readily be seen from the street. This all adds to curb appeal. If a buyer does not like the outside, that person will simply drive on.

For your safety, we schedule all showings through my office. And to save you time and unnecessary traffic, we’ll qualify buyers before showing your home.
